DSCR Loan Calculator

A DSCR loan qualifies on the property's cash flow, not your personal income. Enter the rent and the numbers on your deal to see the debt-service coverage ratio (DSCR) and whether it pencils.

What this leaves out: real returns also depend on vacancy, repairs and maintenance, property management (often 8-10% of rent), and capital expenses. A deal that clears 1.00 on paper can still be tight in a bad month, so keep reserves. DSCR is the lender's qualifying test, not your whole return picture.

Using this calculator for a Kentucky property

Kentucky’s state real property rate is 10.9 cents per $100 of assessed value, with county, city and school levies on top. Use the parcel’s actual annual bill rather than the state slice.

This calculator takes your inputs and does arithmetic. It quotes no rate, no payment and no program terms, and it is not a loan offer. When you want the real numbers, we pull the parcel and run the actual full PITIA.
